Do I need HOA approval before making any exterior changes to my property?
Yes. Prior written approval is required for any exterior modification, alteration, addition, or improvement to your property.
How are architectural requests reviewed?
Requests are reviewed under Article V of the CC&Rs, considering appearance, materials, colors, size, and how the change fits with nearby homes and natural features.

Does approval for one property apply to others?
No. Each request is reviewed individually. Approval does not set a precedent or waive enforcement of the governing documents.
Why are fences discouraged?
Residents value the open, welcoming feel between neighboring homes in our community. Limiting fences, walls, and tall hedges helps maintain that sense of openness and preserve unobstructed natural views on interior "island" lots and along the lakefront.
What types of changes typically require approval?
Common examples include tree removals, landscape changes, roof replacements, exterior paint color changes, pools, window replacements, exterior renovations or additions, detached structures, walls, fences, and most signs (with limited exceptions allowed by state and county ordinances).
Yard waste is scheduled for pick up every Monday (excluding certain holidays). Use your own trash cans or paper lawn & leaf bags, and bundle 3 ft. branches and palm fronds with string. Learn more here.

Trash day is on Tuesdays (roll cart with green lid).
Oversized items that do not fit in the trash roll cart get picked up on Tuesdays. Place items on the curb no longer than the day before pickup. Learn more here.

Bag it, don't blow it — it's the law! Blowing grass clippings and leaves into the street can clog stormwater drains and create algae growth in our precious Lake McCoy.
Orange County Fertilizer Rules: Use fertilizers with slow-release nitrogen and keep at least 25 to 50 feet (or more) from the lake. No fertilizers are allowed during the summer (June through September).
There are restrictions for air pollution and burning yard waste in Orange County. Check to see if there is currently a burn ban here.
As members of the Oakwater Estates Homeowners' Association, residents look out for one another and respect each other’s right to enjoy their homes. A little consideration goes a long way in helping keep our neighborhood safe, welcoming, and enjoyable for everyone.
Nuisances
Ongoing, repetitive, or disruptive behavior is not permitted in Oakwater Estates, as per Article VI, Section 21 of the CC&Rs. Examples of activities that may be considered a nuisance include, but are not limited to:
Leaving debris or clutter visible from the street
Frequent parties or gatherings that create excessive noise
Reckless use of vehicles or golf carts within the community
Harassing, threatening, or intimidating behavior toward neighbors, residents, or guests
Allowing dogs to bark continuously, roam without a leash, or not cleaning up after pets in common areas or other residents' properties
Repeated large gatherings that result in excessive traffic or parking issues that affect neighboring properties or the community
These examples are provided to help set clear expectations and are not an exhaustive list. Nothing in this section is intended to expand the Association’s authority beyond what is provided in the community’s governing documents and Florida law.
Trash carts, large items, and yard waste should be placed on your curb no earlier than 6:00 pm on the day before pickup and should not be seen from the street at any other time.
Our streets are unusually narrow. Please keep street parking to ONE side of the road to allow emergency services, delivery trucks, sanitation, and school buses to pass. If you see a vehicle already parked on one side of the road, make sure you or your guests DO NOT park directly across from it.
Many residents enjoy walking around our beautiful subdivision. Be considerate by regularly pressure-cleaning your sidewalks and driveways so they don't become slippery or unsightly.
County ordinances restrict residents from allowing their dogs to run loose or bark incessantly. Report any nuisance animals here.
Commercial vehicles, RVs, campers, storage units, boats, jet skis, and trailers cannot be visible from the street in order to preserve our neighborhood appearance and property values, as per Article VI, Section 16 of CC&Rs.
Orange County's 2025 Noise Pollution Control Ordinance now restricts consistent noises over 65 dBA in residential areas and prohibits any loud noises from 10 pm to 7 am. Lawn maintenance and construction activities are exempt but limited from 7 am to 9 pm. Call 407-836-3111 to report a complaint.
An annual reminder of HOA dues is sent out well before the due date of July 1st every year. Be considerate and pay this fee in a timely matter or reach out to us if you are in need of financial assistance.
990 Oakpoint View Court (Tract C) is a private property managed by Oakwater Estates HOA and is available to all residents. Any non-resident on this property may be fined for trespassing.
Alligators and bears are often seen in our neighborhood. Keep your distance and do not feed wildlife.
Contact the HOA board of any violations or concerns you may have.
